Building a new house in London

We support new-build and replacement-home projects across Greater London. These facts about land, values and charges are useful at the planning stage.

Across London

New homes in every London borough

We take on new-build and self-build projects throughout Greater London.

Plots in the capital are often tight, with neighbours close by and limited room for storage, so logistics are planned as carefully as the build itself.

If you have a plot or consent anywhere in London, send us the details and we’ll review it.

We review plots and consents in every London borough.

What London homes are worth

HM Land Registry’s UK House Price Index put the average London price at £550,000 in July 2026, down 3.3% on a year earlier. Detached homes averaged £1,168,000 and semi-detached £724,000, which helps explain why infill plots are in demand. [1]

Conservation areas cover a fifth of homes

Historic England counts 1,056 mapped conservation areas in London, containing about 710,000 homes, or 20.3% of the city’s domestic stock. New houses in or next to them are judged against the area’s character. [2]

Community Infrastructure Levy

New homes in London can be liable for the Community Infrastructure Levy. The Planning Portal explains how the levy works and the relief available for self-build homes, which has to be claimed under the CIL rules. [3]
