Common questions

New-build questions

Answers for self-builders and landowners planning a new home.

Do you build without planning permission in place?

No. We price from approved or near-final drawings and start once consent and the relevant conditions allow work to begin.

Can you help a self-builder who wants to stay involved?

Yes. Many self-builders want to choose finishes and manage some decisions themselves. We agree the split of responsibilities in writing before work starts.

Masonry or timber frame: which is better?

Both can produce excellent homes. Timber frame can shorten time on site, while masonry is familiar to most trades and lenders. The right choice depends on design, programme and budget.

Who arranges the structural warranty?

New homes usually need a structural warranty for mortgage lenders. We work with the warranty provider you choose and support their inspections.

What about Community Infrastructure Levy?

CIL and any self-build exemption are handled with your council before work starts. It is worth checking your position early, as the rules are strict about timing.

Can you demolish the existing house first?

Yes. Demolition is planned with surveys for asbestos and services, and with any notices your council requires.

How long does a new house take to build?

It depends on size, method and how quickly decisions are made. We give a programme with the quote and update it as the build progresses.

Do you build small developments?

Yes, typically a few homes on one site. Larger schemes are assessed case by case.

Are you insured?

Ask for our insurance certificates at quote stage and we’ll provide copies before work starts. Your structural warranty provider may also ask to see them.

Ready to build your house?
